Local Agent Earns REALTOR e-PRO® Certification
February 7th 2006 – Debra Allen of Prudential Arizona Properties has successfully completed the REALTOR e-PRO course to become one of a select few real estate professionals to earn the prestigious certification offered through the National Association of REALTORS.®
The REALTOR e-PROÒ certification course is an educational program unlike any other professional certification or designation course available, comprehensive and interactive. It is specifically designed to provide real estate professionals with the technology tools needed to assist consumers in the purchase or sale of a home.
With more than 70% of consumers beginning their real estate research on the Internet, e-PRO certified agents have the experience and expertise to meet the demands of today's buyer and seller.

REALTOR® EARNS GRI TITLE

A Arizona REALTOR® was recently awarded the Graduate REALTOR® Institute (GRI) designation.
The SEVRAR member who completed the curriculum required to achieve the highly acclaimed designation is Debra Allen of Prudential AZ Properties. She joins other top producers in the residential real estate industry who hold the designation across the nation.
Debra earned the "Graduate REALTOR® Institute" (GRI) designation by attending a specific, intensive series of a minimum of 90 hours of classroom instruction, covering a variety of subjects including: contract law, professional standards, sales and marketing, finance, and risk reduction.
In addition, they have learned the fundamentals of brokerage and other areas of real estate specialization. With this designation and through increased awareness of current topics important to the real estate professional, such as legal issues, these REALTORS® can better serve prospective clients and customers.
The REALTOR® Institute is designed to educate practitioners about local, state and national real estate practices that affect them, their clients and customers. The Institute is taught by leading real estate professionals from around the country.
The GRI designation sets the individuals who have attained it apart from other practitioners because it indicates to the public that the individual has obtained a professional educational foundation on which to base the services they provide and that they are a member of the NATIONAL ASSOCIATION OF REALTORS®.

Debra Allen ACCEPTED TO THE MRE SOCIETY
OF THE ARIZONA ASSOCIATION OF REALTORS®
Phoenix, Ariz. January 8, 2007 – Debra Allen, a member of the AAR/SEVRAR was recently accepted into the MRE (Master of Real Estate) Society by the Arizona Association of REALTORS®.
Criteria to belong to this Society within the Arizona Association of REALTORS® is:
- Be a REALTOR® in good standing
- Hold an NAR-recognized designation (earned after completion of 90 hours of classroom instruction and examinations)
- Hold another NAR-recognized designation or be a candidate for another designation awarded by the NATIONAL ASSOCIATION OF REALTORS® (NAR)
- Take 54 hours of continuing education during the two-year period immediately prior to application or renewal
- Earn 10 points through additional educational classes, attendance at NAR or AAR conferences, or service on local, state, or national committees
Additionally, the criteria must be met every two years to maintain active in the Society. Membership recognizes the individual's dedication to excellence through professional education and commitment to staying abreast of the latest real estate regulations and practices. Only members on the REALTOR® organization may belong to this Society. Minimum educational requirements to renew a real estate license in the state of Arizona is 24 hours of continuing education every two years. This individual has far exceeded the minimum. Less than two percent of REALTORS® in Arizona belong to this elite Society.
She was born in Bremen, Germany, and is of German/Asian descent and grew up in the small town of Delmenhorst, Germany.
She is an excellent listener and clear communicator, and speak both English and German fluently.
She has been trained in cross cultural communications and have worked extensively with many cultures as a real estate professional. Selling local real estate and specializing in residential and investment properties in Panama, Mexico and selected cities in Europe. This experience has given me access to Brokers from around the word to assist you with all of your international real estate needs.
She is currently attending WaylandUniversity in Phoenix, working towards earning a Bachelors degree in Business Management with a minor in International Business and Linguistic studies.

Debra Allen of Gilbert writes about a real estate expo she attended in Spain.
In May, for a second year in a row I traveled to Madrid to attend the SIMAExpo.
Annually, SIMA represents the largest real estate convention in the world, hosting an estimated 17,000-plus from more than 50 countries and approximately 750 exhibitors on 45,000-plus square feet of convention space. As a Realtor licensed with the Gilbert office of Prudential Arizona Properties, I went into SIMA this year with a new perspective.
In 2006, I attended SIMA after 2005's record-breaking sales year for Maricopa County. In 2006, SIMA led me to pursue referral opportunities in emerging markets such as Panama that enhanced my earnings. However, closing business at home in Arizona had not been a trial during the previous year, in which cynics suggested that being a real estate agent was a "license to print money."
This year I attended with hopes to not only accumulate frequent flyer miles but also to attain global insights for myself and my clients after the regional market slowdown of '06. I am happy to report that I did both.
Many key themes explored at SIMA 2007 will likely touch homeowners and Realtors in the months and years ahead, including those of us in the Valley.
The dream, sometimes naively referred to as the "American dream" of home ownership now has been realized by the most diverse demographic base ever worldwide. Buyers and sellers are more inventive and adventurous about where they want to live.
Telecommuting is allowing more residents to live in remote areas and work virtually via e-mail.
Moreover, second-home ownership, a major topic at SIMA 2007, has opened the channels between buyers and sellers across countries, oceans and time zones. Specifically, of more than 70 million U.S. baby boomers leaving the workforce and seeking second or retirement homes, many will buy abroad instead of in the familiar enclaves of Florida and, yes, Arizona.
Tax incentives and low-cost health care provided by nations such as Dubai, Argentina and Panama, coupled with the rebellious "boomer' generation that grew up in the '60s, is making international home buying common.
Simultaneously, emerging markets such as Panama and Mexico continue to develop spa and resort communities such as Los Faros de Panama and Campeche de Mexico, on the Yucatan Peninsula, complete with draws to U.S. buyers like casinos, 5-star hotels, shopping and, in the case of Campeche, a golf course designed by Jack Nicklaus.
Argentina, with new construction in cities such as Buenos Aires, Mendoza and Cordoba from investors like Grupo Ecipsa, had an influential presence at SIMA with 19 developers. These are all regions to watch for residential and investment opportunities.
On the home front, I believe that sellers need to talk to their real estate representatives about international networking and referrals.
With a Transnational Referral Certification, an Arizona licensee can field referrals from overseas markets. Realtors who do not have the TRC designation and/or the more advanced Certified International Property Specialist designation, for which I am now a candidate myself, need to get this training to stay competitive.
Realtors also need to attend expos such as SIMA or the upcoming National Association of Realtors Convention in Las Vegas where SIMA has a presence.
And as currency conversion rates favor, for example, the British pound, Valley sellers must embrace that their resort property's next buyer may be a across the pond, not across the street.
In the end, to stay competitive and sell locally, buyers, sellers and realtors will need to think globally.

The National Association of REALTORS® and its regional affiliates provide designations that denote specialized areas of real estate expertise. NAR also offers designations and certification programs to its members, including the following:
ABR (Accredited Buyer Representative) - This designation is awarded by the Real Estate Buyers Agent Council. The requirements include coursework and practical experience. The designation helps a consumer know that the REALTOR® he/she hires is committed to the highest standards of ethical practice. ABRs have the training and experience to help buyers through the entire transaction process from selecting a property through the close of escrow.
Why this designation adds value: Consumer demand for buyer representation has changed the relationship between buyers and real estate professionals. REBAC (Real Estate BUYER'S AGENT Council) awards the ABR (Accredited Buyer Representative) designation to REALTORS® who meet education and experience requirements to better prepare them to represent buyers. An ABR designation reinforces the importance of due diligence and helps any agent better serve a buyer with "caveat emptor" (buyer beware) from termites to mold, fissures and pool issues.
GRI (Graduate, REALTOR® Institute) - A REALTOR® with a GRI designation is trained in many areas including legal and regulatory issues, professional standards, the sales process and technology. A minimum of 90 hours of training is required to achieve this designation. The GRI symbol is reserved for a real estate professional that has made the commitment to provide a high level of professional service by securing a strong educational foundation. REALTORS® with the GRI designation are highly trained in many areas of real estate.
Why this designation adds value: In my opinion, all REALTORS® should go through this class. As a sales professional, you will not only learn so much from it, you will be equipped to better serve and protect your client.
e-PRO - e-PRO certification indicates that a REALTOR® has received training on Internet business principles and the technologies required throughout a real estate transaction. An e-PRO has successfully completed the e-PRO training program. Endorsed by the NAR, the e-PRO course teaches professionals the nuts and bolts of working with real estate online from Web sites, e-mail and online tools to what today's consumer really wants.
Why this designation adds value: Since technology is on the rise and more buyers and sellers start shopping for their homes and agents online, I think it is very beneficial to REALTORS® to invest in this certification. In fact, as technology leaps ahead, agents need to stay current simply to survive in the industry.
CRS® (Certified Residential Specialist®) Agents can maximize their potential by earning the CRS® Designation and joining the organization.CRS® designees benefit from nationwide referral opportunities, a professional reputation and sales and marketing support. The CRS® designation is awarded to experienced REALTORS® who complete advanced training in listing and selling and meet rigorous production requirements.
Why this designation adds value: The CRS® is the highest designation awarded to sales associates in the residential sales field. It recognizes professional accomplishments in both experience and education. As competition for quality listings and qualified buyers increases, achieving this status sets an agent apart from the pack.

According to the 1999 National Association of Realtors® Member Profile, 32% of Realtors® have a professional designation.
- Sales agents holding professional designations have incomes that are $18,100 higher than those who don't hold a designation and brokers with designations earn $14,700 more per year.
- By and large, those Realtors® who are the most successful at earning a comfortable living in the industry are those who have completed four years of college and acquired professional real estate designations.
