Buy A Home

Please use my website to see all of the homes currently on the market. When you are ready to visit some homes, please click on the "Schedule a Visit" button next to the home details, or give me a call or email.

In a market where multiple offers are common, it is very important to choose an experienced, professional agent who will help you find your dream home, and get your offer accepted. I have helped many people win in multiple offer situations, and have unique strategies that can help you win as well. Here is what one listing agent had to say after accepting an offer:

"Congratulations to your clients. The quality and professionalism apparent in your presentation was actually the deciding factor for our clients."

First time home buyer

As a first-time homebuyer, you're facing many questions about homeownership. Can I afford it? Will I qualify for financing? Where should I live?

I wanted to take a minute and outline five distinct benefits of owning a home, for your consideration:

1. Pride of Ownership. Owning your own home gives you a feeling of satisfaction and personal pride.
2. Financial Predictability. As opposed to renting, the amount of your payment never changes with a fixed interest rate.
3. Decorating. You're free to decorate, remodel, refinish and accessorize!
4. Tax Benefits. Deduct the cost of home mortgage interest and property taxes from your yearly income tax. In fact, some tax benefits are specifically designed for first-time buyers.
5. Security and Privacy. With homeownership comes stability, and living in the privacy of your own home.

I know you probably still have many more questions about homeownership. Please call me today, and I will be glad to guide you through the buying process.

Choosing a Realtor®

Of all the decisions you'll face when buying a home, there's none more important than the person you choose to represent you.

The job of your Sales Associate is to support you in finding the right home with the best possible terms, and to aid you through the entire process. Your Sales Associate will explain the process of buying a home, and familiarize you with the various activities, documents and procedures that you will experience throughout the transaction.

Tips For Selecting A Realtor

Your Real Estate Professional should be:

Knowledgeable about the communities of interest to you.
  • Aware of the complicated local and state requirements affecting your transaction. Effective in multi-party, face-to-face negotiations.

Highly-trained, with access to programs for continued learning and additional certifications.

  • Technology-focused.

Service that stands out from the rest!

The Allen Team  Working as a team, we can provide an even higher level of service than we could as individuals. We are full time licensed Realtors who uphold the highest standards and promise to adhere to every precept of the REALTORS® Code of Ethics. We support one another in conducting our real estate practice in a way that simplifies the buying or selling process in the following ways:

 Personalized Service

You will get the personalized service you deserve. Working as a team, we can provide more immediate access to information, even if one of us is unavailable. We do not use assistants or unlicensed individuals; you will work only with us. We value your time and will work around your schedule.

 Needs

Your needs are a priority! The first time we meet, we will discuss your needs and we will educate you on the process. You will be provided with a copy of the Arizona Residential Purchase Contract for your review. Our goal is to help you understand the process and the numerous forms that you will be signing so that you can make wise decisions. We will work together to help you buy or sell your next home at the best price in the time frame that you require. If you are a first time buyer and you would like us to meet with your family and/or your lender with you, we will be there. Getting to know you and the needs of your family are important to us.

Education

One of the first things you will notice when you meet or speak with us is that we are NOT high-pressure salespeople and that is not how we run our practice. Buying or Selling a home is a very important part of a person's life. We work to help you make the best decisions in your next real estate transaction.  We will provide you with a copy of the Buyer's Advisory. On our website you can view Free Reports designed to help you in your search for information on purchasing the right home. The Resource Center page contains useful real estate information from sites that have been researched for you. Our goal is for you to be an informed Buyer or Seller and that you have explored all of your options.

Buying or Selling

If you are looking to purchase, we will work with you to determine specific characteristics in your dream home and help you prioritize those items. We can set up a personal "gateway", like a personal website for you of homes that meet your requirements. You will be emailed any price changes, status changes or new to the market listings so that you will have an advantage over other buyers. If you are selling, you will also have this in the form of a "gateway" and/or access to Yahoo's Sellers Advantage (a Prudential exclusive selling tool). Buying or Selling, we will prepare a Comparative Market Analysis using the same approach as the appraisers.  If you're selling, that means we can set the price of your home right the first time.  And, if you're buying, we can make sure our negotiations result in paying a fair market value for the home of your choice. Since we are working for you, we will be negotiating for the best price and terms as your representative.

The Transaction

We will provide you information on Home Inspections and Home Warranties. We attend home inspections regardless of whether we are representing the Buyer or Seller.  That means we can address issues as they come up, and let you know if any issues are outstanding, even before the report is issued. Whether we are representing the Buyer or the Seller, we always review the settlement statement (HUD-1) prior to signing. We will be at the Title Company with you when you sign any documents. We will work closely with the title company and the lender to ensure a smooth transaction.

Communication

We do not anticipate you will have frequent unanswered questions, because we are both committed to keeping the lines of communication open.  You will know the status of your Buying or Selling transaction on a step-by-step basis. We know you lead busy lives and we will communicate with you by phone or email as per your preference. Clients located in a different time zone will have no difficulty reaching us since we are easily accessible. We keep up with the latest technology available for Realtors. We can track the showings of our listings via the phone, email or internet and can request feedback for our sellers. For example, even if you're selling a vacant property, you'll never have to wonder when the property was shown.

Clients for life

Once the home has closed escrow, that doesn't mean our service to you is over. We value our relationship with you and our practice's policy is that you are always our client and can contact us for any reason. If you are new to town and need the location of a restaurant or store, call us. Can't find the phone number for the home warranty company? Call us. We want your experience to be a pleasant one and our goal is to exceed your expectations. We hope that you will be so impressed that you will happily refer your friends and family knowing that they will receive the same high level of care and service.
